Furniture, Fixtures and Equipment (FF&E)
FF&E generally includes carpet, pad, wallcovering, specialty lighting, beds and frames, bedspreads, fabrics, drapery, casegoods, upholstered furniture, chandeliers, artwork and frames, ironwork, mirrors, banquet and meeting rooms seating, office furniture, custom furniture and other furnishings normally used in a hospitality application.
Operating Supplies and Equipment (OS&E)
OS&E generally includes china, glass, silver, linens, flatware, hollowware, kitchen utensils, cutlery, pots and pans, warmers, slicers, toasters and other movable kitchen equipment, maid’s and bellman’s carts, uniforms, guestroom amenities, menus and other printed materials, mini bars and televisions, safes, key lock systems, movable shelving, AV and sound equipment and other such expendable items normally used in the operation of a hospitality project.
